Gold Coast — the planning rules
Gold Coast City Plan v9 (current version 2024) + Queensland Development Code MP1.1 govern secondary dwelling approvals on the Gold Coast. Minimum lot 600 m² in most residential zones. Code Assessable approval pathway via private certifier (typically 5–7 weeks). Gold Coast City Council Infrastructure Charge ~$15k for secondary dwellings. Coastal Hazard Overlay applies to many beachside suburbs and adds raised-slab cost (~$8k–$15k).

Long-term: Robina, Burleigh Waters, Helensvale and Reedy Creek consistently achieve 17%+ gross. Holiday-rental (STR) in beachside Burleigh / Palm Beach / Currumbin can hit 22–28% but requires GCCC STR registration + capex on furnishings + active management.
