Granny flat Geelong — fixed price,
end-to-end, from $110k + GST.
Geelong's end-to-end granny flat builder — one team, one fixed-price contract covering design, permit, build, lease and long-term management, from Armstrong Creek to the Bellarine and the Surf Coast. Three field-tested layouts. On permit-exempt residential lots, paperwork typically closes in about a month; on acreage, rural-zoned or overlay blocks we run the planning-permit pathway for you, with the timeline confirmed in writing after a free site assessment.
Geelong / Victoria — the planning rules
Victoria's small second dwelling reform (Amendment VC253, December 2023 — state guidance at planning.vic.gov.au) removed the planning-permit requirement for second dwellings up to 60 m² on lots ≥ 300 m² in most residential zones, and that covers the bulk of suburban Geelong — Armstrong Creek, Highton, Leopold, Lara. Around the edges the picture changes: Bellarine and Surf Coast addresses often carry design or coastal overlays, the bushfire-prone fringe carries the Bushfire Management Overlay (BMO), and acreage outside the residential zones sits in the Rural Living Zone (RLZ) or Farming Zone (FZ), where a planning permit is required. None of those are dead ends — they are pathways with extra steps. We identify your zone and every overlay at the free site assessment and give you the pathway, cost and timeline in writing before any contract.

Geelong pricing & rent — how we model it
| Plan | Price | Target Rent | Gross Yield | Cash-on-Cash |
|---|---|---|---|---|
| 30 m² Compact Studio | $110,000 + GST | Set per suburb at site assessment | — | — |
| 60 m² Two-Bedroom | $170,000 + GST | Set per suburb at site assessment | — | — |
| 60 m² Dual Living | $200,000 + GST | Modelled at site assessment (planning pathway applies) | — | — |
Same fixed three-tier pricing we build to everywhere — regional sites are not charged a different base price. Rents in the Geelong region genuinely differ suburb to suburb (Torquay leases very differently to Lara), so we don't publish a generic regional rent or yield figure. You receive a written, suburb-specific target rent with your free site assessment, before any contract.
Geelong granny flat — FAQ
E2ES builds to the same fixed pricing in Geelong as everywhere else: 30 m² studio $110,000 + GST, 60 m² two-bed $170,000 + GST, 60 m² dual living $200,000 + GST. Site-condition variations — long service runs, sloping sites, BAL-rated construction in bushfire areas — are priced per metre and documented in writing at the site assessment, never discovered at the end of the build.
On most suburban Geelong lots, no — under Victoria's Amendment VC253 (December 2023), a second dwelling up to 60 m² on a lot ≥ 300 m² in most residential zones needs no planning permit, only a Class 1a Building Permit that our private surveyor issues in 2–4 weeks. If your block is in a Rural Living Zone or Farming Zone, or carries an overlay such as the Bushfire Management Overlay (BMO), a planning permit is required — that's a pathway we prepare, lodge and manage for you, with the timeline confirmed in writing after the free site assessment.
Yes. City of Greater Geelong, Surf Coast Shire and Golden Plains Shire are all serviced, including acreage and rural-zoned blocks. The build itself is the same engineered-slab construction; what changes on rural land is the approvals layer — RLZ / FZ zoning and the BMO typically mean a planning permit and BAL-rated construction, which we manage end-to-end and confirm in writing after the free site assessment.
Two answers, depending on your block. Permit-exempt residential lots (most of suburban Geelong under VC253): about 1 month of paperwork plus about 1 month of construction on site. Lots that need a planning permit — rural zones, BMO and some coastal overlays — get the permit prepared, lodged and managed by us, with a written timeline after the free site assessment rather than a one-size-fits-all promise.
The direct path is the 60 m² Two-Bedroom leased room-by-room, staying within the occupant thresholds that apply to a shared single dwelling in Victoria. The 60 m² Dual Living layout, with two self-contained wings, is popular for the same reason and is set up subject to a planning pathway we manage for you. We confirm which option fits your block, in writing, at the free site assessment.
Yes — the coastal and lifestyle towns are among our most-requested Geelong-region locations. Torquay (Surf Coast Shire) and Ocean Grove (Bellarine) addresses often carry design-and-development or bushfire overlays, so more of them go through the planning-permit pathway than suburban Geelong does. We check the exact overlays on your title at the free site assessment and put the pathway and timeline in writing.
Yes — OptimaRea, our sister property management company, operates across the Geelong region. Most clients hand the tenancy over on handover day: we advertise at the suburb-specific target rent confirmed at your site assessment, place the tenant, and manage the tenancy long-term under the Residential Tenancies Act 1997 (Vic).
