The region's distinctive layers sit outside that core: the box-ironbark bush surrounding Bendigo puts the Bushfire Management Overlay (BMO) on many fringe and rural addresses; Heathcote, Marong and much of Mount Alexander include Rural Living Zone (RLZ) and Farming Zone (FZ) land where a planning permit is required; and central Bendigo and Castlemaine carry significant Heritage Overlay (HO) precincts. All of these are workable pathways — we identify your zone and overlays at the free site assessment and put the pathway, cost and timeline in writing before any contract.
