Does a layout that fits mean I can build?

A fit means this footprint sits inside the geometric constraints selected in the tool. It does not grant planning or building approval. Height, private open space, overlooking, drainage, trees, access, services and title restrictions also matter.

Are all easements shown?

No. Available public datasets vary by state and can be incomplete. Some map features are only lines, with no surveyed width. A blank map is not proof of a clear title. E2ES can help you identify the title, subdivision and service information needed for a site review.

Why do setbacks change between properties?

Setbacks depend on the state, local planning scheme, lot area, wall height, neighbouring buildings and which boundary faces a street. Queensland is also transitioning to its new Housing Code. This tool shows its scenario and allows locally supplied distances; it does not confirm which approval pathway applies.

Can I add a shed, tree or an access path?

Yes. Use “Add what the map is missing” to trace a structure or keep-clear area. The home cannot be dragged into the exclusion. Traced dimensions and any tree protection area still need to be checked on site.
